I received three different proposals from contractors. How should I decide which contractor to select?
This question can be a difficult one to answer and encompasses many different aspects, but a quality proposal should include:
- A roofing system and manufacturer that has a good reputation.
- Materials that are to be included in the scope of work.
- Underlayment, ice dam protection membrane and etc.
- Specifications who is responsible for any damage accrued during the course of work.
- Installation method.
- Payment terms and procedures.
- Length of the warranty and what is to be covered under the warranty.
I received several different proposals and the prices vary greatly, what is the next step?
If any estimate seems much lower then the others, and seems too good to be true, it probably is. Low bids seem attractive, but many of these contractors are uninsured and perform substandard work. If the contract is not clear, it is acceptable to ask the contractor to break down the information.
What are the different types of warranties that are offered? Is there an industry standard?
There are two types of warranties. The first type is manufacturer's warranty, which covers the material. A manufacturer's warranty can last anywhere from a couple of years up to a "lifetime." Upon completion of the project the contractor should provide a warranty.
The second type of warranty is for the contractor's workmanship, typically this will cover the installation of the roof and related issues. The workmanship warranty should contain information on what is covered and what will void the warranty. Many contractors will offer a labor or workmanship warranty for a few years, however, there is no standard.
What do I need to do to prepare for the installation of my new roof?
Remove all loose items from walls and shelves. Constant hammering may cause enough vibration to shake these items loose. Make sure to clear your driveway and items directly surrounding your home. Also, please see that electrical power is provided to the outside of your home
Why does my roof leak?
There is no specific answer. A roof can leak from a break in the waterproofing layer, mechanical damage, an opening in the sealant, or deterioration or defects in the material.
How do I know if my roof has failed?
Common signs of a roof that has failed are as follows:
- The roof leaks in numerous locations.
- Leaks continue despite repeated repair attempts.
- Repairs make the leaks worse, or new leaks develop after repairs.
- Keep in mind that it is generally better to re-roof at the appropriate juncture, then to pour money and time into trying to repair the same problem.
Can I cover over my existing roof?
Installing a roof over the top of an existing roof is generally acceptable under these guidelines:
- A building should not have more then two roofs on it.
- No wet insulation can be left in place.
- The roof structure must be able to handle the additional roof load.
- The new roof must be attached to the roof deck to meet wind loads.
